What a difference two years makes. In 2013, the former Allstate Insurance Headquarters Building at 3245 W. Arthington in Homan Square was named one of Chicago’s seven most threatened buildings.
Now, however, the post-war modern high-rise is getting a new purpose and new life. The 11-story building, which will be renamed Westgate Tower, will be getting a complete facelift.
The buildings owner, Royal Imperial Group, plans to add a rooftop deck, sky lounge, customizable exercise, recreational and lounge areas, and new elevators for the 300,000 square foot structure. It will also feature 27,000 square foot rentable floor plates.
Handling leasing agent duties for Westgate Tower will be Newmark Grubb Knight Frank (NGKF).
The Allstate building was designed by Carr & Wright. When it was completed in 1948, the building was the first multi-story building constructed in Chicago after the start of World War II. It also boasted modern features, like metal-framed double hung windows, interior fluorescent lighting, air conditioning and centralized climate control.
Royal Imperial Group is also finalizing a new 181-unit apartment building in the Homan Square neighborhood. The developer views the area as ripe for development, in part because nearby Illinois Medical District is moving forward with a $300 million mixed-use development. Additionally, Eco Development is completing a 150-unit mixed-use development known as Eco Square.
